A low-rise commercial and residential block is transformed into a mixed-use neighbourhood with at-grade retail and green open space with multiple pedestrian access routes, along with commercial and residential space located in several mid-rise towers. The redevelopment proposes to reinvigorate the surrounding streets with a low-rise podium scaled to its surroundings while increasing the density of the site and responding to the urbanization and densification of nearby areas.
