Increased Height and Density on Brownfield Property
Many Cities are required to meet specific density targets related to people and jobs per hectare. In response Municipalities are using a variety of development tools such as higher-order transit to support corridors for intensified development.
MORe does not look simply at maximizing the capacity of a property through increased height and density, but considers the relationship of the property to the surrounding community as a starting point for creating a master plan that will enhance and interact with the existing land-uses.
This master plan recognized the potential for the property to serve as an important pedestrian link prior to designing the buildings. This lens was the basis for determining locations for commercial holdings and future residential offerings. Consideration to views, shadowing on neighbouring properties and relationship to the street all contributed to this creative master plan.
